Let’s start out by explaining that anyone buying a property will have a mortgage lender. Their mortgage lender will want an appraisal done on any property that they plan to buy. This is because they need to make sure they are providing accurate loan amounts.
Mortgage lenders don’t want to give out loans that are higher than what a property is worth, for obvious reasons. It’s a bad investment on their part.
For example:
Let’s say that a buyer has a home that they are looking to buy and it is on the market for $200,000. They put in an offer for the list price and it is accepted by the sellers. Now, they start to go through closing on the property.
This is when their mortgage lender will require an appraisal to be done. But then they find out that the appraiser has actually valued the property at $175,000. Now the sellers don’t want to back off on their price but the buyer's mortgage lender won’t approve a loan for $200,000.
Mortgage lenders trust the opinion of appraisal experts because they have been certified to accurately estimate the value of property. It is that simple. And a mortgage lender will always take the word of the appraiser over anyone else.

Our Cortez Appraisal Services
In order to continue serving our clients and providing them with the best possible service, we now offer two types of appraisals.
Property Appraisal Service
First, we have our standard property appraisal service. This is our in-home appraisal service. This service works by making an appointment with us in which our certified Cortez Florida property appraiser will come out to your property.
They will need to take a look around the inside and the outside of the home on the property. While they are there they will need to take a look around at everything. That includes all rooms such as livingrooms, storage rooms, bathrooms, bedrooms, etc.
It is pretty common for appraisers to take pictures as they tour the property so they can look back at certain things while completing their appraisal report. Once the appraisal is complete you should receive your appraisal report a few business days later.
Virtual Property Appraisal Service
Second, we have our virtual property appraisal service. This is our online service for clients who would prefer to do the appraisal virtually. Also, if you are struggling to find an appointment time that works with your schedule, a virtual appraisal might be a little more flexible for you.
The online appraisals work almost exactly like our standard appraisals do. The only difference is that we are doing it via video call instead of in person.
You will still need to schedule an appointment with us for the virtual property appraisal. At the time of the appointment we will be ready for the video call, and then you simply walk the appraiser around the property showing them everything.
After the appraisal is done, you simply wait for the appraiser to complete their report and send it to you in a few business days. It really is that simple.
